You may see different types of survey being referred to, and wonder what the differences between them are.
A Building Survey is a full assessment of the property, whereas a Home Buyer’s Report or a Valuation Report is at a lesser level of enquiry. A Valuation Report is the simplest – it is only concerned to ensure the property is sufficient security for the funds raised against it, usually a mortgage. A Home Buyers Report is a step-up report, that uses a traffic light system on elements of the building, without the opportunity for further discussion. The full Building Survey is the highest level of report and should give you an understanding of the building in full.
